I know a lot of Chicago investors are here too; but if you were in my spot would you recommend Chicago as prices are too high and I have never been to the city moving next year.

Every lender will have different rates, so there is no global spot to track rates.

Keep in mind, though, that each lender has their own criteria for how much future potential they’ll factor in, so it might come down to some skillful negotiation and presenting detailed projections that don’t feel like puffery.Just be careful not to come off as overly speculative…lenders tendd to shy away from what sounds too good to be true.Anyway, I’m curious.. have you spotted any other investors in Gainesville facing a similar refinance puzzle and what kind of terms were they able to secure? 

Nick,Between Dayton and Middletown those are two great spots to buy a 2-4 unit in as an investment rental.

Sure, you could be fully occupied today, but if you’ve got a week of downtime between tenants, your yearly occupancy for that unit is actually 98%, not 100%.That being said, I know there is a sweet spot for LTR and STR and I assume there's a sweet spot for MTR.

In part because the sink is under the window which to me seems like a natural spot for it.

Jenna, Findlay can be a fantastic spot for buy and hold investors.. especially if you’re after dependable cash flow in a smaller market.
