The Notice needs to be sent to each tenant by both proof of delivery required service from the post office as well as by certified mail to the last known address.

If they fail to pay, then you can choose to try eviction or just hold the charges until the end of their lease and collect it from their deposit.

Send a written notice: Send the notice by certified mail to document the date of termination and proof of receipt.

It is just ridiculous how old hosts keep questioning about what my proof is when you present 0 proof for yourself.

Tenants can collect evidence of the problem, such as pictures or videos.

For example a 25 y o applicant who has used credit minimally and has an unpaid bill of $50 in collections from when they switched phone carriers may have a low score, but the only negative on their credit is this one SMALL $50 debt.

I use it for expense tracking (which is great) and have been transitioning to rent collection/cash management.  

You'll spend more chasing them than you'll collect.
