Look for motivated sellers off market and market via cold calling and or direct mail, geofencing, advertising and the like.A good wholesaler is as @Ericka Parrott mentioned, direct to seller, did good underwriting and can deliver an actual "Deal" whether buy and hold or flip.

Hi Richard, I think the best way to really get ahold of busy professionals, is through email marketing instead of cold calling.

Cold calling IMO is the easiest way to get into the space.

I have found the best way to get attention is to go the press and be very loud about the lazy or indifferent system. 

I realize people are trying to make a living, but anyone who cold calls me is the last person I'd use for any transaction (plus I have people for that!).
