When the four words in my title here are used, typically you can expect to hear some nostalgic idiot go on about his many cognitive dysfunctions about how wonderful the past was and how hard and miserable times today are. This is not one of those times. What I'd like to ask in this discussion is: what limiting beliefs did you have to eject along the way of your investing journey in order to succeed?

I find it interesting that nobody really crunches the actuall numbers in Real Estate which I think is part of the cognitive dissonence we practice in order to make our investments look a little better. No 1031:Purchase: 120k, Sold 330k = 210k in just equityGross Rent: 220k - 60k expenses - 15k taxes = 145k <-- actual rental income$210k (equity) + 145k (rent) = 355k i.e. 355k -30k(closing) -50k(taxes) -25k(renovation) -14,500(recapture) = $245k=245k profit (including all rental income, tax deductions and appreciation. So if you had a mortgage, you would subtract the 145k in rental income and add 30k in principal.

Annie is a nationally sought-after speaker who combines her mastery of poker with a study of the cognitive sciences in a truly unique and brilliant way.In this show, you’ll have your mind blown by Annie’s insights regarding following conventional wisdom (even if it doesn’t make sense), focusing too much on the results (and not enough on the right choice), and accepting a level of uncertainty to gain a HUGE advantage over your competition.
