As far as educational material, there are some good courses on underwriting in Udemy.

I'm currently pre-approved but my lender gave me a "mid-level rate" which I believe isn't my actual rate since I haven't chosen a property but me not being as educated on the behalf and thinking it was my actual rate I decided to rate shop a bit.

A couple of years ago, I worked with an investor who never updated the contact information for the loan and the Bank call the seller (ex-wife), that day she was mad at her ex-husband and told the bank her ex allowed someone to steal their property from them and they got no money, she was kicked out of her house and there were strange people living there.This could all have been avoided if the investor did this process correct.Get educated, also I do not know your attorney but not many attorneys have the knowledge to do this process correctly. 

I work with Property Management in Houston but can recommend some great networking/educational events for you :) Check out Space City REI - there's monthly meetups with an educational speaker relating to real estate investing and there are plenty of Investors looking for Wholesalers out there! 

Educating yourself and networking is the perfect foundation for real estate success.What areas of real estate are you most interested in?

I am reading a bunch of real estate investing books , talking to realtors & loan officers, and trying to educate myself best I can.I'm also looking to expand my network within the real estate investing community, and I believe this is a great opportunity to connect.

I just wanted to share a few things to help educate newer investors! 

Turbotax isn't going to educate you so unless you'd like to educate yourself and potentially make some costly pitfalls, then I'd outsource.

Is there any form of education you could recommend?

It is a tough market and there's nothing wrong with taking a breather and waiting for things to stabilize while focusing on savings and education.
