Specifically my sign says I WANT YOUR HOUSE followed by a catch phrase like any condition, or cash in hand for example and my number.

Writing, "Buyers are liars" is a clever alliterative catch phrase, which is just an excuse that skirts the issues.

Agreeing that you should borrow someone elses money for this investment, using silly catchphrases, and telling everybody unquantitative deails about the deal.

As a serious investor (mostly public equities) since the GFC, I've heard these scary catch phrases over and over again from friends, colleagues, talking heads and professional investors.

Do you have your catch phrase ready for the end of the show when everything wraps up nicely?

I'm in the same boat as @Kim Rock, I was super frustrated with the agents I was working with, they would use catch phrases to respond to my questions and say things like "great deals like that don't really exist in the real world."

Here is a catch phrase I say and it takes all that away so you better write this down, this is what I say when I an negotiating with a seller:    (  Mr / Mrs Seller,  I work with a network of cash buyers located all around the country and I would like the opportunity to present it to them for the next ( 30/60 ) days and see if I can help sell this home. 

Social media has people out there giving arbitrary catch phrases, and they are not an accurate analysis of the deals.

"Let the buyer beware" is more than a catch phrase; it's the real deal in investing.

A catch phrase may help, but a more genuine connection will help a heck of a lot more.
