We manage a property that is an STR duplex in the primary home, and an MTR in carriage house (above the garage).

You can buy an investment property that offers a Carriage home, ADU or other and live in the smaller portion and rent out the large portion(s).You have Counties like Citrus County, Pinellas County, Hillsborough County, Polk, and Pasco that all have a large population and a ton of opportunities for new business owners.

So I have a question, I have a property that has a main dwelling and  that has a carriage house (ADU) in the back it was my first property ever bought I was severely underinsured on the carriage house.

ADUs or carriage houses are well supported in adjacent downtown neighborhoods but no one is building and selling new construction homes the comparable will be very limited. the appraisal will be difficult. it's just a lot.

@Joshua Smith Before I started on my second REI journey 4 years ago I owned a B&B with a carriage house ADU.

I have seen some decent lots sizes as well to add in an ADU or Carriage Home/mother in law suite. 

This means you can rent out a room in your place while you also stay there, you can rent out you entire place while on vacation, or you can rent out a basement or attic unit or an accessory dwelling unit (carriage house).

The proposal includes plans for for more than 1,000 residential units at the north side of the project consisting of 122 single-family homes of various building types, 786 multifamily units and 153 carriage house apartments.

Insulate, add electrical, mini-split ac, and possibly plumbing, as desired, drywall, tape and paint, put built-in cab's on one side if you want, hang the tv, speakers, etc, install bi-fold/multi-fold doors on the side leading to a patio, and replace the garage door with an insulated one keeping the track and removing the motor, or install a carriage type garage door into the existing garage opening.
