Guys like Pace Morby are the dick fraternity that always ends up being beat down by the guys like the Deltas.

Agree, it's doing nobody favors in my market; market rents here are barely enough to cover PITI in most cases when paying current valuations, not keeping pace with recent price increases.

I also see the value of the BRRRR method in that you are able to scale at a faster pace but the idea of doing rehabs on a property that I can't visit often doesn't sound ideal.

I would focus on systemizing property management as much as possible so adding more units becomes easier over time.If your goal is to buy one property a year, then stick to your pace.
