If the landlord is desperate, they should be willing to help pay the tenant to cooperate or vacate.I would also get familiar with the landlord/tenant laws where this is located.Make sure the landlord has a plan to allow your inspector and appraiser (if any of these apply) access to the occupied unit.I did a piece on buying tenant occupied properties awhile back and and got some fantastic responses... maybe something here could help in your situation.

Another neat little piece of VA loans is that they can allow for higher DTI ratios than conforming/fha loans because they primarily rely on residual income and not directly on DTI (it's complicated, but this will do for now).

Jeremy, I hope you don’t take this badly…..I noticed your posts don’t get much “traction” The reason is they read like slick marketing “puff” pieces you find posted on LinkedIn all the time, rather than personally engaged discussions, If you want significant engagement, just write something out, and don’t even “edit” it, just go with the first draft, giving the effect like a personal conversation with someone.
