I just don't like to see the government adding all the regulations and significant costs (those systems aren't cheap) as a knee jerk reaction to tragedies.

Days wind down and now they have a (knee jerk) reaction and buy something non-optimal for a property just to avoid tax penalties.Had they been realistic starting out they would have had time to locate quality properties to buy instead of looking for a Unicorn.

My gut reaction would be that price is high (granted I don’t know the area at all).But if it has been sitting on the market- which it was listed in 2023 for close to $200k less and did not sell my guess is price is the factor - while offering owner finance - it’s only good if it could still provide great cash flow while not overpaying.

You just need to factor the price into your calculations to see if you can get a profitable enough.My previous reaction to your earlier comment was due to the fact that the hotel zone is pretty much done.

Bias from envy/jealously: People have a visceral reaction when they hear someone make $100k in three months on a flip or got $50k to wholesale a deal even if their own investments are doing well.

Instead of valuing sales skills among listing agents, we would seek agents who might be sales-allergic but knowledgeable about real estate transactions and empathic.
