Despite blowing through all performance projections it was just an endless stream of ridiculous requests for reports and information (beyond what was agreed to in the operating agreement) only to satisfy a junior analyst that probably hadn't stepped foot on a property in his very young life.

Many buyers look at houses at the very top of their budget, and therefore the solar lease can blow their approval even if they would have gladly assumed the terms into their name.Additionally, paid off solar can really only add value to a house in markets where it is the norm to have paid-off solar AND houses that sell for more because of it.

I'm not doing section 8 yet.I've posted only one of my properties on Zillow ones just to see the people's reaction and I had a bunch of section 8 candidates, the highest voucher I see was a lady with $1,150, I had the post for half day because they blow up my phone lol, with that said, I'm not sure if numbers are accurate.now I have a guy that finds me tenants and is working well, he is also my handyman.

I can tell you these facts:SFH lots of times do not qualify for max cash out options b/c the rent can'y support the max loan payment.2 - 4 unit houses always have a 1.5+ DSCR and never have a problem affording the max cashout...STR rental structures blow LTR rental structures out of the water.

What scared in the article is the mentions of personal financial risks, LLCs not really protecting your personal assets, the amount of investors filing bankruptcy , social threats, scams, etc.Is this article over blowing these facts, trying to sell REIT ?
