Over priced, layout is awkward, junky neighbors, back on market/under contract multiple times, bad photos, bad timing(got buried from other listings, weather occurrence, etc). 

The landlord should be named on the tenant's insurance policy for additional protection and to assist with tracking compliance.

Marketing to sellers usually leads you to buyers and sellers.

@Edreco Amos I think that Tampa, FL is not the worst, but will be among the worst, hit markets in the country.

They will have additional costs for mailing & online campaigns to get leads.

If you sell a property, and do a 1031 exchange with the proceeds, but don't need all the proceeds for the down payment of the next property, are you taxed on the additional profit that isn't part of the exchange?

That is some awesome info to share for all of us here in Florida markets. 

overbuilt. just google Austin and over delivered or overbuilt and you'll find your answer. strong market, expensive land, expensive to build.
