@NA Basor we bought a building 5 years ago where in the first few months of ownership we had not only one but TWO abductions, a fatal stabbing, a domestic violence incident, and a slip and fall on ice that caused a broken hip/ lawsuit that we lost.

I do trust my tenant and know she wouldn't run out, but things beyond her control could happen...perhaps abducted by aliens???  

This has since been extended to aliens, UFO abductions, and bigfoots.I recommend one of the following actions:1.

True it is possible you could be sued, it is possible aliens could abduct you, it is possible your next tenant will turn out to be horrible.
