I agree that is will be a gamble as to how well it will do.Also, ask the owner if they will entertain partial owner financing to keep from dragging family and friends into this risky business venture.Maybe even rent from owner for a year with right to sublease to see how it goes before committing to a purchase.

Another "perfect storm of uncontrollable events".With both failed deals they are pointing blame on poor performance from the companies they hired to manage the property and to do the renovations, which raises a few questions:1) how can/should LPs perform due diligence on these to be hired companies?

The gamble is that the outcome hinges upon the courts discretion and it’s rare to see specific performance unless buyer can demonstrate that monetary damages aren’t enough to make them whole.
