Looking to get a beach house, thinking Topsail over Wilmington, but looking for advice.

There seems to be a lot of vacancies around J Ville/South of base areas (Sneads Ferry, Surf City, Top Sail, Holly Ridge).

But the newbie with questions.. just a polite NO can't really help you took me 20 years to get to this point. and I am not sure about your market in TOP SAIL NC.. but I can tell you in Portalndia  Seattle Bay Area there are PLENTY of very smart dudes and dudettes with access to millions of dollar in cash. so the very last thing you are going to do is educated them on how to compete with you..  

I was wondering if anyone had any insight regarding new construction costs ($/sq ft or other numbers) for building on Topsail Island, NC.

for example i live within onslow, topsail, emeral isle, which are our main local beach spots :)

Did a 1031 into 4 bedroom oceanfront single family house as a STR in North Topsail Beach, NC.

Hey Kevin, I dont own property up in the outer banks but I do have a few STRs on Topsail Island, NC.

I have a signed PA for a property in North Topsail Beach, NC.

I have a duplex in North Topsail Beach, NC.

I am not sure if my first purchase will be a multi-family rental in the Raleigh-Durham area or a vacation rental in the Topsail Island area.
