Topsail Island, NC New Construction

I was wondering if anyone had any insight regarding new construction costs ($/sq ft or other numbers) for building on Topsail Island, NC. Particularly I was looking at taking 2 second row lots and putting up 3 townhomes (one of the lots is open, the other would need to have the current sfh taken down). I am not looking in North Topsail as I am aware of the erosion concerns. Thanks!
