I’ve been in real estate for a while now, and one thing I’ve always believed is that cash flow beats speculation.

Is that wetlands or just in the flood zone?

This gets people burned too many times by getting comps from a wholesaler, believing the comps, and then trying to sell it at that outprice that the wholesaler/bad agent gave is a huge miscalculation.

Now, for my fellow investors that have agents working for them on acquiring properties for y'all, what are some key tips or things that you would love to see us agents improve more upon or see us do better at when working with you guys?

Are there any tips or tricks I should know or keep in mind when approaching closing and for after? 

If this path doesn't work then keep searching for a quality pm company that you can trust AND that will work with you. 

Are they an actual PMC or just a "dude" that's a one-man show?

We also have 2 duplex listings in the area that would be perfect for a live-in owner to rent the other unit.
