(one of the reasons why I believed him when he told me that the SD market was perfect for Lease options) From your experience, What has worked best for you in SD?

I guarantee virtually no one is meeting that rule in SD because they're all on here looking to buy in Cleveland or Detroit because in that market price to rent ratios are so askew that buying at a 50% discount probably doesn't get you the 1% rule. 

Being out three months of rent plus $1,500, I'd be better off handing back their SD and forgiving the month of rent they couldn't pay.  

Insurance is higher in the rural areas of SD due to fire danger.

This retirement plan have several advantages of SD IRA and one of them is being exempt from UBIT tax on leveraged real estate.

I'm not sure about the SD market, but I'm in Sacramento, and focused more on creative and seller finance deals that cash flow.

A SD Solo401k that is a ROTH has not tax consequences ever.

How good of an area is it in SD?

You don’t need anyone to hold or manage your SD 401(k) plan.

They offer a $10K repair fund to fix damages in addition to SD plus warranty for appliance repair etc.I have no say in whom they choose to move in, whether there are animals, limit on # of occupants etc. they reserve right to inspect property so i have no idea if they can tell me to remodel, paint etc.does this make sense i have a vacancy coming up in October (bad rental timing).
