If you've been following the forums, you've probably encountered the oft-used term "house hacking".Another program you can use for an owner-occupied property is NACA. 

An oft-forgotten part of the equation is not just the hassle in collecting rent but also whether you will be able to collect rent at all (when investing in C-/D areas).

If the existing is old wood siding coated with lead-based paint (all oft eh 3" reveal siding I've ever seen had lead-based paint on it), then the cost of the job will be higher.I've seen many buildings with stucco over old wood siding where the windows and doors just do not look right, so details matter.

A oft used argument is, "We won't see a drop of that oil for 10 years!"
