I am looking to connect with the investors there as the promotors are continuing to take Asset Management fees to the tune of $450K a year (on top of PM fees) even when their payout to the investors is around $20K a quarter (not meeting preferred) and the overall fund is negative about $450K.

I tend to prefer flips for single family anymore although you can still BRRRR just has to be in a cheaper area where the rent/price ratios are a little better.

What is your preferred method of contact and when is a good time? 

If they seem agreeable, then you can ask if they would prefer to cut the cost down the middle or would they prefer to purchase the supplies and you will assume the cost of labor to install it. 

If not, you will want to be sure to define your own deal preferences and risk tolerance.

To be more specific about what i'm looking to do: My 1-2 year goal is to employ the BRRRR strategy with SFHs and Condos by buying distressed / highly undervalued properties that need work (preferably all-cash) in low crime areas with strong rental demand, renovate them within budget (again preferably all-cash) and get them rent ready before refinancing them at the highest ARV possible.

Hi Ryan, Sounds awesome, me and my husband are doing our investments together also and really love to connect with more couples :) We are new to these areas and looking for rentals that works with BRRRR which is our main strategy, did you try to find BRRRR or do you prefer flips and STR?

Do yall prefer Fix n Flips or Rentals? 

Do you think they're worth the investment, or do most buyers still prefer in-person showings?
