At my firm we use all the major carriers such as Zurich, Philadelphia Insurance, Travelers Donegal, Grange etc...then we broker out to other companies such as Orchid, Burns & Wilcox, Hull Company, who can write Lloyds, Lexington etc...the list continues.

I think staging is a waste unless the home has a problem layout, but I do keep an assortment of faux plants handy as I've found a simple orchid and guest towel in a bathroom or an arrangement on the kitchen island next to the brochures seems to add a comforting element in a vacant house, and it's much less expensive than staging.

No clue if that applies to modern day.its algae and its seasonal.. worst months happen to be August sept in the heat of the summer when most tourist think of going to a lake.it was caused mainly by the run off from the pear orchids ( fertilizers) that were not native.. and you hit it at the wrong time and yes its bad.. but not as bad as it used to be.. now a days its actually clear for a good part of the year. but a shallow natural lake like this will have a lot of plant growth.
