Like others have mentioned the mortgage balance / payments are making it a tough hold.. that being said I would say (and I have a feeling you already know this) hold off on the sale until peak season around Apr/May/Jun to maximize return.

Now my business shows some merit on paper to grow it into the future.

If not we will reach an all-time high in 2024.This is extremely predictable when folks are saying the future is not predictable (haha LOL) and the market going to crash, yes, the market is going to crash, but crash to the ceiling level LOL...market can move this fast when lender is giving 5% rate for 30 year amortization.Post covid we have THREE UPLEGS:Jan 2020-SEP 2020JAN 2021-MAY 2021JAN 2022-JUNE 2022so we have til may/jun to see this home run.

For us, we have definitely noticed a drop even from Jun to July/Aug this summer. 

I really have issues with vexatious litigants clogging up our courts over pettiness when there are real victims waiting in some cases years to get justice because the courts are too busy handling claims that have no merit only filed because of greed.
