Quit Claim Deed - Transfer of ownership
Quick question I'm hoping someone can answer for me. I have an elderly family member that would like to give me some real estate. She absolutely does not want to put this in her will for her personal reasons. She wants to transfer ownership using a Quit Claim Deed. She and I are in different counties in the same State, and the property is in a whole other county (same State). Does the Quit Claim Deed need to be filed in the county where the land is located? Or can it be done in my (or her) county... looking to save time here. The land is about 4 hours away in one direction, and the family member is 2 hours away in the opposite direction. Truth be told I would rather not be involved in this situation for personal reasons, but am reluctant to convey this to the elderly family member as this is being presented as a "special gift to me". Oh, and I will be putting this in an LLC holding just this property - not tied to me personally or to my personal investments.
Any direction would be appreciated, or even help with declining the offer as gracefully as possible without hurting the feelings of a sweet old lady.

No problem, being two steps ahead of anyone looking to sue is kind of my jam. I really have issues with vexatious litigants clogging up our courts over pettiness when there are real victims waiting in some cases years to get justice because the courts are too busy handling claims that have no merit only filed because of greed.
