Unfortunately the few bad tenants are the ones we generally hear about, not the multitude of good ones...like I myself was for my LL.So I'm sure there will be impacts, and I'm sure there will be bad actors, but legislation like this doesn't suddenly overnight create an implosion in an entire industry.

One month ago, we thought that the unprecedented implosion in US commercial real estate in the month of April following the near-uniform economic shutdown following the coronavius pandemic, manifesting in the surge in newly delinquent CMBS loans would be one for the ages, even though as we predicted May would likely be worse as a result of the spike in specially services loans.

This is EXACTLY the times we were warning against...Another time is coming, perhaps 2 or 5 or more years, when this 5%+ quarterly (at least in my town) growth of new Airbnb properties leads to an implosion of occupancy and/or rent in the STR space.
