My coach suggested (and I implemented) a "must do tracker"....it's a color coded spreadsheet (I like to print multiple copies and keep them on a clipboard to stay in my sight/top of mind).

If we ever own enough units to have to worry about how to get bigger, that's a good problem to have.I suspect some of your GPs needed to bolster reserves even though property was doing OK.. lender might have written a letter to them etc.

. #1 has been in business for 10 years, not enough for a full estate cycle and #2 said they've been in business since 1988 (or at least some of GPs involved). #2 I may have considered (apartment buildings on SoCal or real estate debt fund).
