But then in a year, you could buy another primary residence with your VA secondary/bonus entitlement with $0 down (yes having 2 VA loans at once), and keep and rent out your existing home.

There are so many great local coffee shops in Indy to try, that is just a bonus. 

Any neighbor that can throw you on a stretcher and take you to the hospital is a bonus.

I’m curious: are others who house hack buying homes they can just barely afford, or are you sticking closer to the ~30% housing rule and using house hacking income as an added bonus?

Now I am starting off on my own doing traditional wholesaling in Central FL, with an additional bonus of being able to offer low equity mirror wrap solutions to those who are in need.

Last thing to consider is if you are buying a new home, will you want to do 100% financing and will you have the remaining bonus entitlement to do so.
