@Edreco Amos I think that Tampa, FL is not the worst, but will be among the worst, hit markets in the country.

@yu liu, I believe management fee is 25% for my contract but every contract is different. 20-25% is very common among the vendors I looked at.

The is fear among the industry the EPA could come in and force you to shut the lagoon down.

Specifically, I’d love to hear about best practices for managing shared spaces, screening tenants, and setting up house rules.Additionally, I plan to split the utilities among the tenants—any advice on how to handle this efficiently would be greatly appreciated!

Although most such fund operators only deal with accredited investors directly, you may also be able to find some among the crowdfunding sites.  

I can tell you from experience one bedroom condos are among the worst long term real estate investment performers.
