Sometimes people will list it low knowing that there are repairs. 

In my opinion, since the tax code is open to interpretation, I interpret as much of my costs as repairs unless something obviously falls into the definition of asset.

I'm curious what more experienced investors will leave to finish repairing after they list the property, but before they start to show it (or lease it).I start the marketing about two weeks prior to completion, with an advertised availability date of one week after completion.

It’s all good now and this was just a question since it related to repairs but ended up being a seller credit instead of my coming out my pocket to do repairs.

I would like to at some point invest in an auto body shop so I have no issues with automotive repairs.

A simple way to check is using the 70% rule—investors typically want to buy at 70% of the after-repair value (ARV) minus repair costs.

I would not ask the tenant to do the repairs.
