How to do when Section 8 tenant going to move out

I am currently managing my rental property remotely, and my Section 8 tenant is scheduled to move out at the end of this month. As a new landlord, I want to ensure I follow the correct process. I have a few questions:

  1. 1. Pre-Move-Out Video Inspection: Do you recommend conducting a video inspection before signing the release form? I want to document the unit’s condition in case any damages are found after move-out.

  2. 2. Final Walk-Through: Is it advisable for the landlord and tenant to inspect the unit together? If necessary, I will arrange to be there in person.

  3. 3. Damage Responsibility: If the tenant causes damage beyond normal wear and tear, can I report it to Housing for assistance, or is it solely my responsibility? I do have a security deposit, but I want to understand my options.

  4. 4. Tenant Move-Out Guidelines: What are the standard move-out guidelines for Section 8 tenants? Should I advise the tenant to clean the unit and repair any issues now to avoid deductions from their security deposit?

    Please give me some advice, thank you in advance!!
