.: Any general advice and/or “wish I had knowns” regarding identifying and working with a property manager long distance ?

I am currently working on my first BRRRR and while walking through the rehab I accidentally stepped in paint then onto my hard wood floors. 

I recommend you search for "tenant application screening" to find a few different options and see which one will work best for you.Here's some generic screening advice.

I would introduce yourself to the parents (really all of the neighbors, it is a good thing).The parents will help keep the kid on the straight and narrow plus it helps show that you are a responsible STR owner working within the community.

The service providers RTR referred me to were happy to work with me even though I don’t have a US residence.

This targets family’s between homes, either because they just moved to the area; have a definitive time work contract; current house is being rebuilt/remodeled/repaired; students with “rich” parents; recent separated/divorced who needs space for children visits; Houston medical center stays; etc.  

Normally, I don’t pull permits because it takes too long for the numbers to work, but I’ve heard enforcement in Coronado is especially strict.Has anyone dealt with this before?

Personally, I follow this standard for every application I receive:- Income of at least 3 times the monthly rent (verified through the employer)- Credit score of 580+- Rental verification with past landlords (no outstanding balances, no late payments, and the property left in acceptable condition)- No history of collections, evictions, or criminal offenses- No overdue debt (except medical debt)This process has helped me place quality tenants over the years.

While I don’t specialize in multifamily properties, I have worked with many investors in the single-family sector.
