I think of his method as a 'recipe' and, and they are made to be 'tweaked' to your tastes :-)

Hello @Collin Corrinton and @Chris Seveney I will definitely tweak my questions. 

I thought it was the questions I was asking therefore I tweaked the form 1000 times by now.

Submeter the hot line that comes from the tankless if you can.I could argue against any one of these statements under some specific scenarios, but I'll claim that the above is where people should start from, then tweak as needed. 

Be careful of exit caps and rent growths. just a minor tweak here or there can make a huge difference. 

Tweak and adjust until you consistently get a response rate that you are comfortable with.

Yadda, yadda, tweak the verbiage however you like. 

Its an opportunity to tweak any terms you want to change.
