I'm getting into LO's (focusing on cooperative but keeping SLO on the table) while doing my day job.

I've been successful with rental, LO's and flips and am now venturing into WSing.

Both are true.They are in fact a pain in the butt for the LO, but "not that bad" for you.I won't do it unless the loan amount is over $350k or so.

The LO would be between the tenant and I.

Talk to your broker about a listing agreement with the optionor, but it's sticky.The cleanest way to solve this is by closing on the L/O with a short term seller financing where you take title and gain power of sale.You will still have issues with title seasoning (anti-flipping) that some lenders require.  

Hi all,  I see there are some three thousand (of 750 thousand) BP members that mention 'lease options' in their bios... so, for those in the know' who don't mind sharing some related insights with those of us who are relatively new to this arena, and would like to better understand how to get going doing some LO deals (i.e. simple LO reassignments and/ or sandwich deals) what would you suggest are some of the most effective means of generating leads that will actually 'convert' fairly well, into sales???

See this legal doc.Looking at NC, NC has some funny rules about selling on LO. 

Strike this one as it applies harmless and indemnifications to all paragraphs except B, G, L, O, R & S.

That said, would Sandwhich LO be the only approach I have?
