I was wondering who might be brave enough to share any unexpected pitfalls/struggles that they encountered by being their own property manager of a multi unit apartment.As I began thinking about managing a multi-unit (especially one such as a 10-30 unit dwelling), I tried to think outside the box about possible unforeseen challenges outside of the typical calls "my sink doesn't work" or "my toilet doesn't flush".

I've had several local referrals that didn't pan out, the search here on BP returned no one, can anyone out there refer someone before I just start randomly calling/emailing architects in the local directory?

Starting a rehab, I’ve had five plumbers out, 3 came back with bids two of them are just under $11k (moving a toilet and shower drain on slab foundation and other misc.) the third is at $5k, of whom I had to write the contract up, confirmed the scope to match others, have found good reviews on a contractor site.
