My opinion is that nobody is ever going to buy that tiny sliver of land, perhaps I do wait it out or even let the future homeowner buy the lot at a steep discount because they can't sell it.

Greenville is a tiny area and that is literally the last untouched/still C/D area that is surrounded by expensive neighborhoods on all sides besides bayonne, and NYC only 30mins.

My thoughts would be to make the third floor a master suite for the three bed unit and have combine two tiny bedrooms into one on the second floor, yielding a three bedroom total for that side.I thought about the floor joists as well.
