The second day in, they realized that the house was not cooling to the temperature they had the thermostat set at (mind you we're experiencing a 100+ degree heat wave this summer and summers here are always hot); however, the house felt cool and the HVAC folks checked the unit and everything was running accordingly.

That way, you can just give 30 days notice to end a tenancy, as well as 30 days notice to change any rules, etc.The things that usually wreck roommate situations is unwanted guests, not cleaning up after themselves, messing with thermostats, stealing food.Some of those things can be pretty easily dealt with - like including a weekly cleaning service in the rent, putting little apartment fridges in the rooms.But, inevitably, there will be a roommate who you will want to get rid of, so having month to month agreements is the easiest way to get rid of them.

If I plan on doing anything that would inconvenience them (paint the porch, replace sidewalk) I let them know 'way in advance.Twice a year, I change all the smoke/CO alarm batteries & double-check the thermostat batteries.

This may sound goofy, but if you provided something which contains pictures of the apartment before move-in, model numbers of appliances and links to user manuals online, information on how to use the thermostat, locking doors & windows, operating faucets, garbage collection guidelines, contacting the HOA or property management company, what brand and color paint you use in each room, etc.

Then you meet them at the property, hand them the key and give expectations such as when and how to replace air filters, properly use the thermostat including making sure the fan is on 'auto' and never 'on', where the trash/recycling cans are kept and when to put them at the curb, etc.

Some items mentioned include: - Don't pour grease, oils, rice or pasta of any kind down the disposal because it gums up the pipes leading to a clogged sink- Do run hot water down the drain for 30 or 45 seconds after use to help clear the drain after use.I do the same with a quick explanation on how to change out smoke detector batteries (when you install the 10 year, there's no need unless it is defective) the size of the air filter and how often to change it and how to change it out, how to operate the HVAC thermostat to heat or cool the unit.

Thanks for all the informative replies.I'm the sort who'll fix a problem myself before asking for help from anyone, I'd be embarrassed to ask a landlord to unclog a toilet or replace a battery in a thermostat.
