Knowing what we know about UT's economy and population growth if you were to buy one of those two properties today they might be absolutely stellar, home run deals 5 years from now when the rents have increased to exceed the 1% rule and the values have gone up considerably. 

This looks like a stellar acquisition- great job. 

If your location is stellar, you will get people coming from the east coast who may want a change of scenery. 

@Matthew Kreitzer, I would agree that a land trust doesn't prevent an opposing party from identifying all assets a (potential) defendant owns - even a less than stellar attorney can figure these things out by asking the right questions, reviewing the right records, once the parties get into discovery (or even prior to if counsel is particularly on point).

For sure though I still like to think the new flooring and paint has provided us with a new level of stellar tenant, and this value is equal to or actually likely more important than the few extra dollars the rental increase provides.

I'm in the Minneapolis area and I'm trying to find a creative way to try and buy a stellar property at auction.

OKC is a stellar place to invest (unless of course an international pandemic + national economic situation creates an inflationary scenario, then it MAY be less than ideal for a time.The MLS has been a great source for deals for me in the past, as well.
