Though the numbers might work by a slim margin today when you buy at a 7.5 cap and borrow at 5-6%, the stars have to stay aligned for that to work long term.

You will not probably find anything in Destin or on the star that fits that description.

I would never manage such properties myself because of all the hassle but I have a great friend who manages in that sector and he is a rock-star and is making my landlord life fairly easy.

I used to love in some of the areas that they have 3 stars in, and the the areas have far higher crime than they would have you think.
