I don't have enough equity to do an entire deal by it, so I'll do a combination of HML, liquid assets and HELOC.Something else to consider is using the HML frees up capital that can be used to do deals simultaneously.

This is my niche and it's how I solidify my position in the transaction.To the other point of the OP...why not do both simultaneously??
