They will never be able to shake that stigma because most of the people I encounter are only looking for a "steal".  

I have not invested in the Lansing area, maybe, if you find a good duplex or triplex in the area around Michigan State we can look at the numbers and see what shakes out.  

After you have gotten 10 properties under your belt you may be able to shake loose some private money as others see you have a track record of success.Good luck to you & I'll see you around the forums.
