As far as the quality of advice at a bigbox store - it is highly variable.

After you get some basic information from there, you should use the enemy method to identify how well competitors do in the area. 

I would suggest they understand various strategies/methods to invest in real estate and then let that drive their next steps as opposed to the dollar amount they have to invest.

Two I often see discussed in these forums is 1% rule and the BRRRR method where 100% recoup of down payment funds and closing costs are the end goal and if one or both of these boxes aren’t checked the property is not considered.

I would focus less on quantity and more on quality.

You can get a fourplex for about $500-$650,000 in a high quality part of the metro here with as little as $125,000 or so in equity/cash.
