In Oakland, dilapidated structures can get by with a bare minimum of state required maintenance for decades.The very policies that are intended to protect tenant rights, over and over and over again, seem to backfire, helping only tenants who stay put for decades, and in some cases who maintain a residence at thousands of dollars below market in the rent controlled city while also living in another location.

Not a protected class.

That will kill what is on the surface and having it damp will reduce what gets in the air while you remove the drywall (with proper protection-completely suited up). 

This is a perfect example of believing the hype that an LLC protects you personally.

I also used to ask more about criminal history, before that became protected.

Usually the answer is in the form of another question - "Where do you know someone that will protect your investment?"

Establish better future procedures and enforceable protective language in your lease.
