The process will probably take about 3 months or so, and the cost will be the same as for cash for keys, just that you won't be in possession of the property, so you'll pay for property tax and insurance while the tenants live there.

That's where you lease the property (giving you possession) and also buy an option on the property (which gives you the right to purchase at a future date.)
