I do like the peace of mind that comes with the knowledge that the work has gone through the official permitting process, as this significantly improves the odds that is was done correctly and will not be a problem later.I am wondering if it is a good idea or a bad idea to purchase a property with significant recent unpermitted work if I can get it for enough of a discount to have all the work inspected, fixed if necessary, and perhaps retroactively permitted.

We could not find any additional records of the basement being properly finished.If you can provide any further building records in regards to the basement being properly finished the Town could look into those.I tried to call the code official who sent me the email a few times and didn't get a reply.

I would essentially rehab it for the owner and give them the money they are looking to get to selling.ARV: $375k - $145k (rehab costs) - $125k (cost to "buy" the house from seller) - $26k closing costs = $79k left over.Holding costs would be just utilities and taxes since there is currently no mortgage from the current seller and I am never officially buying it from them.

i heard there are a restriction that i need to have a basement entrance from the first floor (stairway, which i want to remove), but could not find any official guidance on that, and could not get an answer on this question in the zoning dept.

City does allow a pre-review appointment with their planning consultant where you can discuss your plans before you officially submit them.After developing some familiarity with the software, I was able to put together remodeling plans for permits in a few days, rather than weeks.
