As home and investment affordability and opportunity for proper returns have diminished in America, there has been a somewhat forced and somewhat elected migration to the Mexican Dream.

So those urban core assets where elevators and other enclosed and high-density spaces are prevalent might make some uncomfortable and result in less demand.I'm actually optimistic about COVID _not_ affecting the decades long trend of population migration to urban cores, but maybe I'm being naive.

Offering this information nationwide could give a great forecast of where population will migrate and in turn help us know where to buy.And before someone gets on me for this, I'm well aware there's no such thing as a crystal ball or 100% accurate way to predict future job growth or we would all know exactly where to buy and be filthy rich. 

With rents steadily increasing 3% year over year which was the 2nd highest in the country driven by affordability, big tech coming in, low int rates and low inventory the positive net migration has been through the roof.

I've migrated to being a lender and love this position a lot more, no tenants or toilets, although the borrowers of the non performing notes are similar in a lot of ways to the tenants I used to deal with.Have you thought of doing 1031 exchanges of your smaller rentals with equity into larger cash flowing apartment buildings?
