What made you interested in investing in this type of deal?

It felt like a no-brainer for the value of the land, but being able to utilize a traditional mortgage because there was a clean yet simple 3 bed 2 bath house on the lot made the deal even sweeter!

I made above market rate rent over 2 years and I vaguely can deduct how much they grossed and they were probably negative cashflow a little as the business became less lucrative but with all the nice furniture they invested, it should be either breakeven or lost money.

It sounds like you’ve already made great strides with your four long-term rentals and that you’re committed to learning and expanding your portfolio, even from afar.

I've lived through rehabs, flips, short sales and made lots of money on buying and selling real estate.

Also, have you made any significant alterations to the property or if it were put on the market today, would it be indistinguishable from a standard 4-bedoom house (are there any extra walls for the SRO, constructed locks/barriers etc.)If its a standard SFR and the leases are very short term - there is a path that you could refinance this with a DSCR as basically a Short Term Rental and then potentially change strategic course back to SRO if needed at a later date

Sounds like title may of made a mistake by allowing this to close and not paying off the partial claim... 

I made my deposit which of course was very easy and fast as money is going in to Federa. 

I really do appreciate all of the comments folks have made and it’s clear that they have systems in place and I hope that knowledge will aid me in my endeavor.
