Would you try to buy this new deal knowing in 2 years you could take your profit tax free as your primary residence or else keep living there and build up appreciation and increased rents and bigger cash flow if my partner and I love it once it’s renovated.

Build up your initial cash reserves.Your young, go overseas and get and set aside your extra pay. 

If successful build up my purchasing power and will probably consider a mix of fix and flip, brrr, and tax exchange in the long run.:) I moved to NC and have a duplex.

Current situation: I am using my time to build up as much liquid capital as I possibly can while simultaneously maximize my real-estate knowledge. 

Something to consider as you build up your value!

I'm Buying and moving into a small house in the midwest for around $75k, then put $10-$15k into it (always leaving some headroom in the budget) a house hack would be great for a long term stay since that should cover all or most of my basic needs, but will most likely end up flipping at it around $140k, and repeating, to build up enough capital to buy my own home cash, and then use a smaller sum to leverage up with hard money to keep the flipping going.

Another option would be to just get more experience by finding deals for other investors by either bird dogging or wholesaling deals to build up cash.
