That's a current ROI of 0.01%.If I wanted to underwrite as loose as possible and ignore the management expense allocation and capex allocation, I could get to a 2.69% current return and a 6.63% annual earned ROI.

Even if the code says that you cannot have a 3 prong outlet in there if it isn't grounded, did you know it wasn't grounded before and ignored it?

Unless that offer  was just insanely good (which means absolutely nothing as lots ignored people use a high offer to get the houseboat under contract then beat the seller over the head with bs to lower the price. )I would call the seller and explain what happens and send the extension for closing.

I did have a bunch of receipts that he may have not included (I was writing off as much as I possibly legally could) vs ignoring the depreciation amount.
