Rules here, you can't disqualify a tenant based on source of funds/income (so a Sec 8 voucher counts as qualifying income).What you can do is check credit and income levels to see if they can afford it - At least for now.I've got Sec 8s and you do get the non-co-pay check like clockwork on the 1st from the H/A.

financing question- non occ co-borrower putting all $ down

I've since heard a few lenders say that was hogwash and there is no such limitation, but we only found this out in the late stages of loan underwriting, so unless a lender has specifically funded a non-owner-occ co-borrower buying a 4plex using a 3.5% down FHA loan, I'd assume it is not possible (ha)

@Joe Splitrock we started out with HA, ABB and Trip Advisor and after a year we had 25 bookings through HA, 3 from ABB and 1 from TA.
