The cost per square foot to develop shouldn't change that much from a single family for a duplex... you just have to look at what the cost per square foot is and multiply it by how many square feet you're building.

Or if you know of any hard money lenders in the Las Vegas area I could utilize to acquire the property and get my foot in the door and then refinance the property with a conventional lender, rip the forced appreciation out from the renovation and repeat the process only next time I'll have capital to use a conventional lender from the beginning.

Here in California on a 1200 square-foot house it’s almost impossible to have a “good fire” (that’s what we call it) that is less than $100K in damages if it’s a complete gut to the studs, with even minimal structural damage would be over $100k.
