It has been often suggested here and elsewhere to pursue something that keeps a toe in the water of the working world, as it limits the downside risks, and could turn into a fruitful enterprise for post-retirement.At the request of a friend and BP associate, I've been asked to provide expert opinion and electrical analysis on residential properties that are either on the market, or recently sold through his brokerage, as there are many customers who want a deeper look at their electrical system, deeper than what a typical home inspector will do, but they are not ready to ask a contractor to come out and simply give a blank check to 'fix whatever's wrong' (famous last words).

My experience may not be universal, but at least in this instance they offered an immediate reduction and settlement when I simply indicated my willingness to protest.

I just do not need the drama in my life.As mentioned by someone else the potential tenant could say they bought a policy and then immediately drop it thereafter.In residential many years back in multifamily there was an instance where a tenant did not have a dog.

For instance, Possibly the tenant has some type of disability (down syndrome) where they are highly functional but wouldn't necesarily meet the criteria or possibly they would and the parents just want to help them live a little better.Not sure obviously about this particular tenant however, if the mother is willing to go on the lease and she meets the criteria then I would not necessarily turn them down for just having her pay the rent.

Does that mean that when I look at the $90,000 house and the numbers are close and the deal would make sense at $78,000 (that is, the numbers would all fit and give me results within the rules of thumb; 1-2% rule for instance) would one then offer what would work even if it seems quite a bit lower than asking?
